A week ago we completed a one more London refurbishment project - flat in Holoway area, N7. The flat will be rented out - thus the overall costs had to be as minimum, as possible. Although the customer purchased some equipment and fittings which were quite expensive for rental purposes, in my opinion. Again, here you will see project pictures: how the property looks once all is finished, and how it looked before...
Kitchen installation
Firstly you can see the pictures of the kitchen installation: how it looks now and how it looked before. The kitchen was very small and in the previous layout there was almost now floor space. Now all the equipment is installed as it should be - against the walls, leaving some space to move and providing some storage space. However, I think this kitchen could have benefitted from wall cabinets as well - as the storage is still very limited and free worktop run is very short. But, in purpose to save money, the customer decided, base cabinets would be enough. These small tiles are quite nice - but to lay them was every tiler's nightmare: it takes about 4 times longer than using normal ceramic tiles. But white walls above the tiles don't match well - some light brown colour would be a much better choice. Again, this was a customer's choice. Most importantly that the customer was very happy with this kitchen installation result

Below are other rooms pictures after some painting decorating work. We spent minimum time on walls and ceilings preparation work - no budget was allowed for that. Mainly what we did - applied many coats of paints on walls, ceilings and woodwork to prevent the old dark paints showing through: on average 5 coats were needed. The difference is clearly visible: rooms are now much lighter and once all the furniture, curtains, any design accessories will go in their places, this flat will look cozy. One of the jobs we did also - we replaced all doors and installed them in rooms which did not have doors at all.

All of the rooms (two bedrooms and living room), with the exception of the hallway, previously were painted in dark blue, dark green and dark yellow colours - that's why it took five coats of white paints to cover the old paints.
During this London refurbishment project we had few issues with water supply - after we closed all valves cold water was still running in the bathroom and kitchen. And, as there was no other way to stop water, we had to freeze the pipes to install isolating valves. Once everything was done, and water supply valves had to be opened, the old hot water supply gate valve broke - and again we had to freeze the hot water pipe to replace that valve. Interestingly there were three main water supply pipes coming to the flat from the attic (to which there is no access - as it was a council property). Finally all the issues were resolved, and we finished this project - although it took a lot longer than anticipated due to some deliveries problems and other issues, the customer was happy.
